Vintage Development Group purchased and renovated the former 43,000 square foot News Herald Press, Distribution, and Corporate Office facility. This project included significant structural and aesthetic alterations in order to accommodate a variety of commercial and professional tenants.
Particular challenges of this project included adding a 3,000 square foot second-story to the former pressroom, which originally featured 26-foot-high ceilings. The existing facade underwent a complete transformation, including the installation of 16 new window openings. ADA-accessible entrances, stone planters, and landscaping were added to compliment the street elevation and enhance the curb appeal. With the renovation complete, 22,000 square feet of office space is available on the first and second floors as well as mini-storage and warehouse space on the lower level.

This property, located in Downtown Willoughby, was originally built in 1900, according to county records. When purchased in 1988 by Vintage Development Group, the property had sat vacant and in poor condition since serving as a car dealership for a number of years. All of the electrical wiring, plumbing pipes and fixtures were replaced; new furnaces and air conditioning were installed, along with thermal windows, decorative flooring, exterior doors, and a security system. The redesign allowed for two buildings, sharing a common firewall, to operate on this property, now referred to as "Sentry Square" (an 11-unit office building) and an adjacent office building with an attached warehouse.

Built in 1885 and recognized as the oldest existing hardware store in Ohio, the preservation of historic elements was very important to Vintage Development Group and the residents of Willoughby. The leaded glass transom, the decorative stone elements and lintels, the century-old brick exterior (which had to be stripped, cleaned, and pointed), the original rope pull-elevator, and the hardwood floors were all painstakingly restored. Additional work included adding a new storefront, cutting window openings through the existing brick facade, installing a metal pan "period-style" ceiling, and constructing a new staircase that enters in the coffeehouse and leads up to the second floor offices.

Vintage Development Group and Joe Myers' Architecture Inc. have collaborated on many design/build projects over the years. When Joe Myers' firm outgrew its office space, Vintage was happy to once again work with them to construct their new headquarters. Located in Downtown Willoughby, just across the street from their former location, the new structure has many eye-catching architectural elements worked into its design. As the owner/developer, Vintage purchased the property and demolished the existing house to clear the property for the new structure. Vintage utilized the services of Marous Brothers Construction as the general contractor that provided all site work, demolition, rough and finish carpentry and drywall for this project. In the interior, the use of hardwood floors and exposed Douglas-Fir beams and pine trim help to create a warm contrast against the exposed brick walls. While serving a functional purpose, the exposed HVAC and track lighting help add another dimension to the room by introducing a new palette of metallic colors into the overall scheme by leaving them unpainted.
